Surrey does see more subsidence activity than most counties, because large areas sit on shrinkable clay and the county is heavily wooded, with oaks, willows and poplars drawing moisture from the ground in dry summers. That said, most cracking we inspect turns out to be thermal movement or minor settlement rather than active subsidence. The value of a survey is an honest diagnosis: we tell you when a crack is trivial, and when it genuinely warrants monitoring, drainage checks or an insurance claim.
As a rule of thumb, choose Level 2 for conventional homes built from roughly the 1930s onwards that appear in reasonable condition, and Level 3 for anything Victorian or older, significantly extended, altered, unusually constructed or showing visible defects. Given how many Surrey homes are period properties on clay soils with mature gardens, Level 3 is often the safer investment.
